Indian Green Building – Renewal Of IGBC Green Rating Explained

Over the past 2 decades, IGBC has sought to make the communities in which we live, work, learn and play healthier, more resource-efficient, and less damaging to our ecosystems. And the first step to it was by earning an IGBC certification for the way your building is designed, built, or operated. But that’s not where things come to an end – occupants change, technologies change and market expectations change and Green building demands consistent efforts.

Renewal of IGBC Green rating is an important action and is now available for most occupied and in-use projects that have formerly achieved certification under IGBC.

You may ask what is Renewal/Recertification; it is the subsequent application(s) for certification after a project has received an initial certification under any version of IGBC for Building Operations and Maintenance. This achievement ensures that the IGBC rated project continues to function to the Green Building standards as laid by IGBC.

Renewal of IGBC Green Rating

IGBC boosts ‘Renewal of Green Building Rating’ at the end of the validity. The objective behind recertification is to simplify building owners and facility managers to augment the green building performance in the long run. The renewal process will simplify the Green Buildings to attain further savings in terms of water and energy consumption. This also creates a break for the old project to attain a higher level of IGBC Green Building rating.

Things To Note

For applying for renewal, here are a few things you would have to note:

Pertinency

Renewal of IGBC Green Rating is applicable for all projects which are IGBC green-rated from 1 October 2019 onward. The validity period for Indian Green Building Council rated projects would be three years (for buildings) and five years (for large developments like cities, campuses, etc.).

Documentation

Renewal of projects demands minimal documentation which needs to be submitted only for those credit points that have impacts on the building operation.

Renewal Certificate

For renewal, the project would need to submit the documentation only once to IGBC for review. The renewal certification would be issued within 30 days from the date of submission.

Registration Fees

The project is not required to pay any registration fees for the renewal process. The old registration number would hold good if the project has applied for renewal under the same IGBC Green Rating. If the project is applying for renewal under another IGBC rating system, a new registration number will be allotted.

Renewal Process for IGBC Pre-certified Projects

The renewal process for IGBC pre-certified projects would differ based on two case scenarios:

1 – Project submitting periodic six-monthly reports regularly

2 – 6-monthly project updates NOT submitted by project to IGBC

In the first case, the project owner can write to IGBC to re-validate or renew the project pre-certification based on the virtual site visit. The certificate validity would be extended by 1-year with no additional fees charged. But if the project has not submitted the 6-monthly project updates by project to IGBC then the project would need to apply for precertification again with a standard fee.
